How do you decide the right community? You may think that there is an easy answer, but there isn’t. Why not? Because we all have different opinions, and that is what makes the world so great, but it also can sometimes makes our job difficult.
When buyers discuss what they are looking for in a home they also talk about the community. An example would be looking for a gated community, or Intracoastal/Lake front community, or even a community that has no HOA fees. All of these are examples of what our clients have specifically asked for.
As Realtors it is important to listen to what your clients are looking for. It isn’t steering when your clients are specific about the amenities (or lack of amenities) that they are expecting in the community that they would like to live in.
We have had clients ask about the crime rate in an area, or how noisy it is in certain locations, but there are easy answers for this. I don’t live in every community so I couldn’t tell you what the noise is like at 6:00 in the morning or at 10:00 on a Friday night. Also, what I consider a quiet or peaceful community could be considered noisy to some of our clients.
Dealing with the crime rate in an area, Realtors aren’t informed of incidents that happen in a community (even if they live there) so the best place to look for crime rate would be with the local Police Department.
As Realtors, we need to know what styles of homes are in a neighborhood, the average square footages and prices of the homes in that community, and the amenities that the community offers to its homeowners.
With Myrtle Beach real estate something else to consider would be what the clients are looking for in terms of purchasing a vacation rental, a second home, or a primary residence. With each one there is usually a difference. Most of the time our clients are interested in rental income they are looking for ocean view or oceanfront condos, with second homes they tend to want a condo or home that is located East of Highway 17, and for a primary residence our clients tend to look at homes that are located closer to their jobs.
The key is to listen to your clients to see what they are looking for. It isn’t what we think that matters to our clients, it is what they want and what they are looking for that matters.
